A carpet and design flooring company had outgrown its space and wanted to combine several locations. The primary objective was to purchase a building that would provide contemporary facilities for showroom and design in a central location. They had looked for several years with no success.

Once the criteria and objectives were determined, T Square Properties reviewed all available sites, plus any that met the criteria that were not actively being marketed. We identified one unconventional site. (unconventional as to multiple floors, uneven floors, poor layout), where the location and visibility were perfect. We incorporated the potential through a projected vision of what was possible. The numbers had to work. As the site had been vacant for years, we negotiated a very good price. The former owner was able to dispose of an asset with diminishing returns; The buyer achieved a completely redesigned space that met their showroom needs.
